Co-op terms:

A commission equal to (2%) two percent of the bid price will be paid to any properly licensed South Carolina Real Estate Broker whose prospect is the winning bidder and closes on the property, provided that the licensed Real Estate Broker acknowledges, agrees to, and meets the following conditions:

  • The Broker or his/her agent must show the property and register at least 24 hours prior to the auction closing.
  • Real Estate Broker is properly licensed in the state of South Carolina.

  • Real Estate Broker has a formal written agency agreement with buyer as a Client and represents the buyer as such in this transaction. Burns & Associates, Inc. may request an

  • Real Estate Broker has downloaded, read, and understood the Propert Information Package for the property prior to buyer Client bidding on the property.

  • Real Estate Broker has provided a copy of the Property Information Package for the subject property to the buyer client and verified that the buyer Client has read and understood the Property Information Package prior to the buyer Client bidding on the property.

  • Real Estate Broker Registration Form must be submitted at least 24 hours before the listed end time of the online auction.

  • Commission is paid at closing. No commission will be paid if the transaction does not close.

  • The transaction must close.  The commission/referral will be payable only at closing and will be disbursed by the escrow agent.

The Broker is representing the buyer/bidder (client) listed below as his or her agent.  The Broker is not a sub-agent of Burns & Associates, Inc. and represents his or her client (buyer/bidder) as a buyer’s agent.
